Now there’s no need to liquidate securities to obtain cash for a down payment. The Metrocities Mortgage Pledged Asset Loan Program allows you to maintain an investment portfolio, and benefit from its earned interest or appreciation, rather than selling assets to come up with a down payment.

How it Works

Instead of making a cash down payment, you sign a pledge agreement, pledging assets (securities) with cash value equal to that of the required down payment amount. The holder of the pledged assets also signs the agreement.

If the value of the pledged assets falls below the down payment amount, you may be required to make up the difference. Conversely, if the value of the pledged assets rises, you may invest or liquidate the positive difference as you see fit. With the lender’s approval, you may still access and manage your pledged assets if you wish. As an added benefit, you can avoid capital gains taxes on the pledged assets.*
